Charbonneau is a gorgeous planned community in Wilsonville, 20 miles south of Portland on the eastern bank of the Willamette River. Although it is still part of the Portland Metropolitan area, Charbonneau captures all of the comforts of living apart from the hurry of urban living. The name Charbonneau comes from Jean-Baptiste Charbonneau, the son of Sacajawea.      



The community was started in the 1970s with a golf course and a small number of townhomes, but has grown exponentially since. Today, the community has an independent shopping center and newspaper, which is delivered to all of the neighborhood’s residents. Due to being a private community, Charbonneau has an incredibly low crime rate and is thus particularly popular with individuals and families looking for a comfortable place to retire.



Every residential household within the Charbonneau district is a member of the Charbonneau Country Club (CCC) Homeowners Association. The association maintains many community elements including the upkeep of the community clubhouse, security patrol, and landscaping on the main thoroughfare of the district.

Residents can participate in any of the organized clubs and organizations such as bridge groups, exercise classes, women’s golf groups, Men’s Club, painting, and more. The CCC also holds a number of social events each year that include concerts, wine tasting, theatrical events and various other forms of entertainment.



Charbonneau is a community with an abundance of amenities that enable an active lifestyle. The Charbonneau Country Club offers a 27-hole public course with an executive course that is open year-round. There are also numerous parks throughout the community and a walking path that extends along part of the French Prairie Road and continues through the County Club Estates for walking, running and biking. Access to the Willamette River allows for fishing, boating and water-skiing.

Private mortgage insurance is an insurance policy that a residential mortgage lender requires of the borrower if the loan-to-value (LTV) ratio of the home is greater than 80%. Mortgage insurance protects the lender from the risk that the borrower may default on the loan. Federal law requires lenders to notify borrowers when the loan-to-value ratio drops below 80%. Mortgage insurance premiums vary, but generally range from $1,000 to $5,000 a year for an average priced home.
